Easter is almost here.  If you are considering selling your property in the near future, contact one of our sales consultants to discuss our PRICE MATCH GUARANTEE ON COMMISSION FROM ANY OTHER AGENCY.  Our sales team are looking forward to assisting you by giving you their time and experience,  working with yourself and the potential buyers.   As previously mentioned, having a large team behind them gives them that extra momentum to achieve a good result for you.  Our Property Management team have also been very busy and have rented a large number of properties this month.  With new regulations being introduced with regards to renting out a property, it is a real challenge for our Property Managers to keep up with these changes and we approach property management very professionally so that our Owners and Investors are protected.  Gone are the days when you could rent out your own property.  If you are not experienced in this area, it is very unwise to do it yourself.  The new laws for smoke alarms are coming into play and all rental properties will have to be compliant by 2022.  This means that every bedroom has to have a smoke alarm together with alarms in the hallway or, at least, in the most likely path of travel to exit the dwelling and they all have to be interconnected and every smoke alarm has to be photoelectric.  Our team are in constant training to keep up with all new regulations and are proud of their professionalism.  It is one of the most challenging careers, however, once they are truly involved in the process, it does become a matter of pride that they do a good job.  Many owners and also tenants don’t understand the complexities of managing a property.  It must be done methodically, otherwise, some things can be missed and it is not worth the risk.  The majority of our owners are very responsible in maintaining their property, however, occasionally we have an owner who is not willing to spend the money necessary to maintain the property.  They put themselves, our team and the tenants at an unnecessary risk. Sometimes, I have to hand a property back to the owner.  The stakes are too high not to.  If you are considering renting out your property, phone one of my experienced property managers and they can discuss your situation.
